BWB had a long involvement in this canal side apartment development as the original scheme went into administration in 2009, but work recommenced in 2013. The mixed-use commercial and residential scheme comprised 290,000 sq ft of development with two levels of basement parking. The site was constrained by the Nottinghamshire canal, inner public ring road and adjacent buildings all of which were within 3m from the new building.

The building consisted of a six storey terrace over the basement parking with street frontage, three six storey pavilion towers overlooking the canal and a landmark 13 storey hotel tower. The 2 storey basement was constructed 4.5m below the natural groundwater table and the basement car park was formed using a cofferdam sheet piled wall which required an extensive dewatering scheme. Adjacent buildings on the site boundary were monitored through this process to ensure the dewatering operations had no adverse affect on the structure. The local district heating main also passed under the tower structure and to avoid the huge relocation costs, the tower was designed as a cantilever at 2nd floor level.

Key Challenges

The structural frame was constructed from traditional and post tensioned insitu concrete. The 13 storey tower was designed using 3D finite element analysis.
