BWB was commissioned by William Davis Ltd to deliver multidisciplinary pre-planning and infrastructure design services for this residential scheme of approximately 300 homes in Chesterfield, Derbyshire. The developer proposed the new housing estate would be developed on a 39-acre site located between Dunston Lane and Dunston Road.

To support the client's outline planning application to Chesterfield Borough Council, we delivered a Flood Risk Assessment, Transport Assessment and Travel Plan. Our Transport Planning team assessed numerous off-site junctions and undertook a detailed visibility assessment to determine a suitable site access location together with its form on Dunston Lane. The scheme successfully gained consent from council planners in March 2016.

BWB's Transport & Infrastructure design team have subsequently been appointed to deliver the infrastructure required for the scheme. This includes the design and technical approval of the onsite and offsite highways along with the foul and surface water drainage.

Key Challenges

Our highway design included a ghost island priority junction in the S278 design. Key constraints included the presence of protected trees and hedges and a limited highway boundary so our alignment design was completed with a high level of accuracy to deal with those challenges and comply with the highways standards. Our design and construction details enabled the work to be developed within the confines of the highway boundary and prevent the exiting utilities being affected. BWB's drainage design has kept any impact on the existing system to a minimum and reduces flood risk within the existing road. Our accurate alignment design has minimised the increased hardstanding area and improved the existing drainage efficiency.

Additional access feasibility work was undertaken by our Transport Planning team in August 2016 to explore the potential for a further 550 units to the immediate west of the site, to be considered as part of the Strategic Housing Land Availability Assessment.
