Centre AT7 was a new build swimming pool with associated changing rooms and refurbished fitness centre. The pool space included a health suite, children's splash pool and slides, in addition to a 25m pool.

BWB Consulting was engaged by the mechanical and electrical building engineering services contractor to develop the complete working design from the client consultant's performance specification. We were selected to undertake the project due to our expertise in delivering detailed M&E design in a BIM environment. BWB's remit on the project also included ownership of the energy and sustainability strategy through the detailed design and construction phases.

The extension and refurbishment works were undertaken in a BIM environment from the outset and through the construction process and was delivered on programme and within a £7.5m budget.

Key Challenges

The nature of the new wet leisure building resulted in a relatively complex servicing strategy which made co-ordinating the service installations into the plant spaces, risers and ceiling voids a complex task. Adoption of BIM protocols and three dimensional modelling by the principal designers enabled the challenges in co-ordination of the services installations with the building structure to be shared and owned by all parties leading to more efficient resolution and an improved end product. Collaboration with the contractors project team and the clients advisory team was improved by regular design review sessions where emerging clash detection and three dimensional model presentation and navigation tools were used to review the design in a live environment which measurably improved the teams understanding of design proposals and subsequent acceptance of the building at completion.

The result of this collaborative approach was a fairly complex building which achieves the required energy conservation levels which providing a fairly flexible wet leisure facility which was delivered to programme and budget.
