Strand East is a 10.5 Hectare regeneration scheme in Stratford, just south of the Olympic Park. The scheme will provide a mixed use development delivering 1200 homes, 58,000 sq.m of commercial space, restaurants, bars and a hotel.

BWB developed an overarching remediation strategy for the site to address the significant historical industrial legacy. BWB completed extensive investigation works comprising over 200 investigation points which led to preparation of a detailed quantitative risk assessment and remediation strategy for the site. Innovative and sustainable forms of remediation were assessed, culminating in a multi-faceted remediation method that addressed shallow soil, deeper soil and groundwater contamination to minimize future long term liabilities.

In addition to the remedial works BWB led the assessment and strategy to replace over 1km of existing river walls, providing the development with new walls with a minimum design life of 120 years to fit with the Client's long term investment strategy.

Key Challenges

Significant enabling works were required including earthworks, soil and groundwater remediation which needed to be undertaken in a phased manner to suit the Client's development programme and aspirations as a long term investor in the site.

BWB prepared the technical documentation for the remediation works tender focussed on retaining all materials on site and promoting sustainable remediation technologies, which has resulted in the contract being awarded for 40% less than the Client's anticipated budget for the works.

An integral part of the site development is the improvement of the site and it's integral relationship with the rivers and waterways that surround the site on three sides. BWB undertook detailed assessments of over 1km of river walls that surround the site, which date back many years and have ended up in a patch work quilt of structures and solutions. BWB developed a replacement strategy to provide the proposed development with new river walls with a minimum design life of 120 years to fit with the Client's long term investment strategy. This work was undertaken in consultation with the Environment Agency, Canal and River Trust and other interested stakeholders to ensure all parties' interests are understood and addressed.

BWB provided multi-disciplinary advice on the project to renew the river walls, including project management, topographical sand hydrographic surveying including 3-D laser scanning of all the river walls and river structures, structural design, geotechnical design and 2-D hydraulic modelling of the surrounding watercourses to understand the impact of the works on the water environment, Water Framework Directive assessments, to ensure these works can be integrated into the overall development proposals.
