The development involved the conversion and extension of a Grade II Listed former wire factory in Lindley to facilitate the increasing requirement for healthcare premises. The refurbished and modernised building now provides advanced healthcare for over 200,000 outpatient appointments each year, aiming to reduce waiting times in the nearby Huddersfield Royal Infirmary. It contains administrative offices and cutting edge technology to create an efficient and stimulating environment for both staff and patients.

Acre Mill is the first project to be delivered by the Pennine Property Partnership - a public and private partnership between Henry Boot Developments and the Calderdale & Huddersfield NHS Foundation Trust, and the first such asset-backed partnership in the UK health sector.

BWB's innovation and expertise enabled much of the existing building shell, structure and roofing materials to be retained with all modifications having been made that they could be reversed for future use. It has also been a paragon for responsible building, as stone from demolished parts of the building were recycled.

Key Challenges

The grounds of the development initially featured two small ponds which served the original buildings. This location was to be redeveloped into a car park to service the facility, but had particular difficulties due to the de-watering and disposal of contaminated pond silt which was required. BWB provided a remediation strategy which allowed the water to drain and the silt to dry out and de-bulk, facilitating transport to a soil recycling facility.

The two ponds have now been relocated and replaced with a new large pond which is home to wildlife, including over 70 frogs and a variety of plants.
